Collaborative Planning on a Major Construction Build

Working with one of the UK’s largest construction companies, on the biggest hotel build project in the UK, we were engaged to assist in the increasing the pace of on-site activity.

Observations

The build project was significantly behind schedule as a result of the COVID-19 pandemic, a lack of co-ordination between teams and late design sign off.

The 26-week programme involved a number of key activities aimed at driving the project build forward and to generate an increase in the pace of completing the required physical fit out of the building.

With Develop Consulting’s involvement starting in February 2021, our team took on a role of facilitate collaborative planning, performance management and problem solving with a dedicated team of client and trade based technicians, supervisors and managers.

The key to ensure effective collaborative planning was effective ensuring the right level of planning, at the right time, with the right people. Then based on robust performance data and measures driving decisions, behaviour and performance.

Objectives

Develop Consulting were asked to assist specifically in the collaborative planning of the physical build and fit out of the hotel, initially during the main COVID-19 restrictions across the UK and into 2022.

Actions

Develop Consulting fully implemented a cloud-based collaborative planning approach across six levels of the hotel build which was used to support a number of remote based team members.

Once restrictions were lifted, we rapidly adapted the cloud-based approach back into a physical level by level war room collaborative planning process on site, involving the client and all of the key on-site trade teams.

It was also important that we implemented and applied two and six-week look ahead performance management, focused on actual delivery to plan and identify early escalation of blockers to progress.

We developed and implemented a visual management based room by room closure matrix, for various levels of the build, breaking the job down to smaller elements to drive completion of activities at the lowest fit out level. This enabled completion performance by trade to be reviewed and actions taken to improve.

Develop Consulting also facilitated day-by-day problem solving through a team based working context, with root cause analysis to drive action and <24 hour resolution.
